The ideal time to contact us is before signing any document: before the reservation, before the preliminary contract, even before making a formal offer. As soon as you hand over money or sign anything, you are taking on real legal commitments. That said, if you've already signed the preliminary contract, don't worry — we can still help. We review all the remaining documentation and accompany you through to completion so you arrive at the notary knowing exactly what you're signing and why.
We can still help. Signing the preliminary contract isn't the end of the process — there is still a lot to review. The draft deed needs checking, charges need to be verified as cancelled correctly, and you need to be prepared for the notary appointment. We can support you in all of those steps. What we can't do, once the preliminary contract is signed, is change the conditions you've already agreed. That's why it's so important to act early.
We review everything that can affect your purchase: the reservation or preliminary contract, the Land Registry extract (ownership, charges, mortgages, liens), the planning and urban status, the certificate of occupancy, the energy performance certificate, the building inspection (ITE) results, and the certificate of community debts. When the time comes, we also review the draft deed before you go to the notary. In short: everything that could hide a problem before you sign.
Yes, we operate throughout Catalonia — Barcelona, Girona, Lleida, Tarragona and everywhere in between. The service is entirely remote: all document review, consultations and preparation are carried out by email, phone or video call. You don't need to travel or meet in person. You send us the documentation, we analyse it and give you our professional opinion in writing.
Once you send us all the documentation, the review report is ready within 24 to 48 business hours. If the signing is imminent, contact us directly by phone or WhatsApp and we'll find a way to accelerate the process. We don't want urgency to lead you to sign without reviewing.
The service has value regardless of your final decision. If we review the transaction and everything is in order, you will have bought with peace of mind. If we find a serious problem that makes you reconsider, we will have done our job equally well — and probably saved you far more than our fee. Our fees are for the professional review service, not for the outcome of the purchase.
